1. Ignoring Age Rules and Who Can Live With You
Laguna Woods is a legally age-restricted community. At least one occupant must be 55 or older, and other household members generally must be at least 45, with limited exceptions.
Mistake:
Planning for adult children or younger relatives to live with you without confirming the rules.
Fix:
Before you tour homes, write down everyone who might live with you now or later and verify the rules in writing.
2. Not Understanding Co-ops vs Condos
United Mutual is a co-op, while Third Mutual and The Towers are condos. The ownership structure, financing options, and maintenance responsibilities are different.
Mistake:
Falling in love with a co-op, only to discover later that your lender cannot finance it—or that interior maintenance works differently than you expected.

Match your financing and lifestyle preferences to the right mutual first. Then focus your home search where the numbers and rules work for you.
3. Focusing Only on HOA Dues, Not What They Include
Laguna Woods dues can look higher than a small condo complex down the street. But they cover a private bus system, clubhouses, pools, golf, tennis and pickleball, creative studios, and more.

Comparing monthly dues without factoring in all the memberships, classes, and services you may be paying for separately today.

Create a side-by-side budget that compares your current expenses (memberships, driving, services) to a realistic Laguna Woods budget, including dues, taxes, and insurance.
